Why standing-seam metal has become the roof of choice from the sound-front to the farm country around Greenville and Rocky Mount, where it is the wrong answer, and how to read a metal-roof quote.

Why metal, here

A metal roof answers the three coastal problems in one material. Against wind, a standing-seam panel is a continuous sheet from ridge to eave, held down by concealed clips rather than by the adhesive strip on each shingle; there is no tab for the wind to get under. Against water, the seams stand above the drainage plane and the panel has no granules to shed. Against time, a properly coated panel weathers salt air and ultraviolet for decades, which is why it has always been the roof of the working coast — fish houses, barns, tobacco warehouses — long before it became the roof of the beach house.

The FORTIFIED program treats metal as a first-class option: metal panels qualify when tested for the site’s design pressures, and the hail supplement asks for a UL 2218 Class 4 impact rating. That phrase, "tested for site-specific design pressures", is the one to carry into any conversation with a metal roofer. It means the panel, clip, fastener and substrate have been tested as a system to the uplift the code assigns to your county and roof zone, not merely that the panel is "rated for 140 mph" in a brochure.

Two families of metal roof are sold in eastern North Carolina and they are not interchangeable.

On a house within reach of salt air, standing seam is the recommendation nearly every time. The through-fastened panel is an honest product on an outbuilding, and the wrong one on a bedroom.

Metals, coatings and the salt line

The panel itself is usually one of two things: coated steel (galvanised or aluminium-zinc coated, then painted) or aluminium. Steel is stiffer and cheaper; aluminium does not rust and is the traditional choice within sight of the ocean, at the cost of greater thermal movement and softer panels. Copper and zinc appear on churches and historic buildings and are a specialist’s work.

The paint matters as much as the metal. Ask for the coating by name and for the manufacturer’s finish warranty in writing, and read the warranty’s distance-from-salt-water clause: many finishes carry reduced or excluded coverage within a stated distance of breaking surf, and a roofer working in Morehead City or Wilmington should know that clause without looking it up. Fasteners, clips, flashings and gutter hangers should be stainless or the same metal as the panel; mixed metals in a salt-laden, wet environment corrode each other, and a stainless-steel screw in an aluminium panel is one of the oldest lessons of coastal construction.

Inland, the calculation relaxes. In Greenville, Kinston, Rocky Mount or Wilson the salt line is a distant concern and coated steel with a standard finish is the ordinary, sensible choice; humidity and pollen are the maintenance issues, and a hose does most of that work.

Reading a metal-roof quote

A good quote for a standing-seam roof is specific. It names the panel profile and gauge, the metal and the coating, the clip type and spacing, the underlayment (a high-temperature synthetic or self-adhered membrane under metal), how the eave, rake, ridge, valleys and every penetration will be flashed, and whether the panels will be roll-formed on site or delivered in lengths. It lists the permit. It states the wind-uplift test the assembly meets. If any of those are missing, ask; a roofer who cannot supply them has not priced the roof you think you are buying.

Two North Carolina particulars. First, the $40,000 licensing threshold is crossed by many standing-seam jobs on larger houses, so the Licensing Board’s search is worth a minute. Second, the state code in force is published by the Office of State Fire Marshal and the county inspector will expect the panel system’s evaluation report to match it; ask the roofer for that report with the quote.

Where metal roofs are going up

The demand runs in two directions from the coast. On the beaches and sounds — Wilmington, Morehead City, the Neuse around New Bern, the Pamlico at Washington — standing seam is now the default on new and replacement roofs alike, driven by wind performance and insurers’ attitudes. Inland, across the farm and small-town country of Pitt, Lenoir, Nash, Edgecombe and Wilson counties, it is the roof that was always there on agricultural buildings and is now climbing onto houses in Greenville, Kinston, Rocky Mount, Tarboro and Wilson as owners tire of replacing shingles every fifteen years. Is a metal roof better than shingles in a hurricane?
A standing-seam metal roof tested as a system for the site’s design pressures has no tabs for wind to lift and no adhesive strips to age, so it generally performs better in high wind than asphalt shingles. Installation quality and edge detailing still decide the outcome; a badly clipped metal roof will fail before a well-nailed shingle roof.
Does salt air ruin a metal roof?
It can corrode the wrong metal or an unsuitable finish. Near breaking surf, aluminium panels or a coating warranted for coastal exposure, with stainless or like-metal fasteners and flashings, are the standard answers. Inland from the salt line, ordinary coated steel is sensible.
Can a metal roof be FORTIFIED?
Yes. IBHS requires metal panels to be tested for site-specific design pressures, and, for the hail supplement, to carry a UL 2218 Class 4 impact rating. The sealed deck, ring-shank nails and edge requirements apply as they do for any FORTIFIED Roof.
How long does a standing-seam metal roof last on the coast?
Manufacturers’ finish warranties commonly run for decades, with coastal-distance clauses that reduce coverage within a stated distance of salt water. Read that clause before buying; the panel’s life is set by the coating and the fasteners, not the metal thickness.
Can a metal roof go over existing shingles?
Some jurisdictions permit it over one layer. It hides the deck, which then cannot be inspected, re-nailed or sealed — the three things that matter most in wind — and it is not permitted for a FORTIFIED designation. On the coast a full tear-off is the better practice.
Is a metal roof noisy in rain?
Over a solid deck with underlayment and attic insulation — how a house roof is built, unlike a barn — the difference from shingles is small. The noise reputation comes from through-fastened panels over open purlins.
